Construction of 218 Housing Units in Seville
Among the most noteworthy recent developments in Seville is the construction of a total of 218 social housing units (VPO) at Hacienda El Rosario (Seville), promoted by Emvisesa (Seville’s Municipal Housing, Land, and Facilities Company, S.A.). KEIM has been selected as the brand responsible for providing colour and durability to all facades and external surfaces.
This residential complex, constructed by SANJOSE using prefabricated concrete elements supplied by Prefabricados Hermanos Quijada and designed by architect Gonzalo Cantos Mateos and Patricia Higueras, encompasses a built area exceeding 26,500 m². It consists of seven independent blocks connected by communal spaces, housing a total of 218 rental social housing units (VPOA) ranging from one to four bedrooms, alongside 283 parking spaces and 261 storage units.
The decision to use KEIM mineral paints responds to the demand for superior aesthetic results and exceptional long-term durability.
Covering the facade with a silicate-based exterior paint offers numerous advantages, particularly relevant in large-scale residential projects like this one. These benefits include robust protection against extreme weather conditions such as intense heat, solar radiation, and rainfall. Mineral paint does not form a surface film; instead, it chemically bonds with the substrate to form an integrated layer, thus preventing cracking or peeling over time.
Additionally, KEIM mineral facade paints are highly vapour permeable, allowing walls to dry quickly and naturally protecting against microbial growth. In this specific project, KEIM Soldalit-ME, a photocatalytic sol-silicate paint, was used. It actively protects the facade and improves air quality by significantly reducing nitrogen oxides (NOx). The photocatalytic effect also breaks down algae and organic contaminants, ensuring a cleaner appearance. With Soldalit-ME, facades exhibit a distinguished mineral finish, sustained colour stability, and prolonged protection, while contributing positively to the environment.
Given Seville's high solar radiation and elevated temperatures, KEIM Soldalit-Coolit was chosen for facade areas featuring intense colours. This innovative sol-silicate paint incorporates thermo-reflective pigmentation, markedly reducing solar heat absorption and minimising thermal stress on facade surfaces.
Another decisive advantage of selecting KEIM paints is their outstanding ecological profile, from the sourcing of raw materials through to disposal. Consequently, KEIM boasts Cradle to Cradle® Silver certification for 80 of its products, offering solvent-free, non-toxic solutions ideal for sustainable architecture and healthy living environments.
By applying KEIM paints to the Hacienda El Rosario development, Emvisesa underscores its commitment to construction quality, energy efficiency, and environmental sustainability. The project achieves social objectives by facilitating access to affordable housing, while simultaneously leaving a lasting and visually appealing architectural legacy for the city of Seville.
